Home Inspections

Home Inspection

Our primary service is providing quality home inspections for residential real estate transactions. We charge based on the square footage of the home. You will receive your inspection report within 24-36 hours of our meeting.

Sometimes it is necessary for homes that have had extensive work performed to be reinspected. I am happy to return after work that resulted from my inspection has been performed when the customer wants me to see if the job is adequate.

Single Component

Whether it is roof, energy audits or insurance work, we are available to come out after a contractor has performed repairs to ensure that quality work was performed before his final payment.

New Construction

(One Year Builder’s Warranty Inspection) Many new construction builders offer a one year warranty on a home. This is the perfect opportunity to hire me as a home inspector! I can create a punch list of anything in need of a touch up.Things like caulking, doors and window adjustments, loose hand rails, slow leaks or drips, running or loose toilets, water quality (wells that may need sediment filters), and more.

Testing Services

Whether it is testing for e coli, hardness, lead or radon, water testing your well just makes sense. You get a baseline of your home at this particular moment in time and have something to refer back to should things start to change over time. Testing costs anywhere from $80-$175 depending on the type of water tests you want/need.

Radon is an odorless, tasteless, colorless naturally-occurring radioactive gas that is believed to have carcinogenic properties. I employ a device called a “Continuous Radon Monitor” to read the properties in the air of the home at the time of inspection. The device is US EPA verified, NEHA-NRPP listed and evaluated and approved by the NRSB for use in real estate transaction testing. Having this test means by the end of the inspection you will have the results and not have to wait 2 more days for results.

Infrared Thermal Imaging

A new tool in the industry is Thermal Imagery. I utilize a thermal camera when I need to check:

  • For cold spots from air infiltration
  • Your heating system for proper operation (such as in electric heating, radiant floor heating, etc.)
  • For water infiltration (roof leaks located with recent rain fall within 24~48 hours)
  • Although Thermal imaging only displays surface temperatures of solid objects, it has become a useful tools in some situations.

I am happy to arrange for a certified septic company to inspect this part of the home on the day of our inspection if possible. I do not receive a “cut” or compensation in any way and have no conflicts of interest in this manner. I simply make some phone calls to local companies so you don’t have to.

I provide a termite and pest inspection at no cost to you as part of my commitment to excellent service. I am already looking around so why would I need to charge you extra. That’s my business philosophy.

Drone Photography

This new cutting edge technology is what I use to inspect roofs. This is new to the family of services I offer, so return for more updates.
