Property Inspections
Buyer Home Inspection
Our primary service is providing quality home inspections for residential/commercial real estate transactions.
Our home inspection services are for single family homes, condos, and apartments with 2 to 4 units. We also inspect manufacturers homes!
This is the type of inspection you have when you have found that home and have made an offer on the home. Once a seller accepts your offer, you have a short period of time to perform the home inspection.
Our services are based on the square footage of the building. In most cases, you will receive your inspection report within 24-48 hours after the inspection.
Pre-Sale Home Inspection
A pre-inspection is used by sellers to ask the question “what could be found?” prior to putting your house on the market. It is possible that finding items during a home inspection can delay the sale of a home. Have a pre-inspection.
When selling your home, a home inspection prior to putting your home on the market will allow you time to make necessary fixes needed and avoid any costly issues that may come out when you have an interested buyer ready to go. It is a great indication to potential buyers that you are serious about selling.
New Construction
(One Year Builder’s Warranty Inspection) Many new construction builders offer a one year warranty on a home. This is the perfect opportunity to hire us! We can create a punch list of anything in need of a touch up. Things like caulking, doors and window adjustments, loose handrails, slow leaks or drips, running or loose toilets, water quality (wells that may need sediment filters), and more.
Testing Services
Water
Whether it is testing for e-coli, hardness, lead or radon, water testing your well just makes sense. With this type of test, you get a baseline of your home’s potable water supply at this moment in time. It is something to refer to should things start to change over time. Testing currently costs anywhere from $80-$155 depending on the type of water tests you want/need.

Radon Air
Radon is a naturally-occurring radioactive gas that is odorless, tasteless and colorless but is believed to have carcinogenic properties with long term, high concentration exposures. We employ either a device called a “Continuous Radon Monitor” or standard charcoal canisters to collect the properties in the air of the home at the time of inspection. These devices are US EPA approved, NEHA-NRPP evaluated and approved by the NRSB for use in real estate transaction testing. Radon Air machine or canisters are placed for a minimum of 48 hours as per EPX standards.
Infrared Thermal Imaging
A new tool in the industry is Thermal Imagery. Thermal imaging only displays surface temperatures of solid objects, it has become a useful tool in some situations. I do utilize a thermal camera when appropriate to check for:
- Cold spots from air infiltration
- Double check the heating system for proper operation (such as in electric heating, radiant floor heating, etc.)
- For potential water infiltration points (if evidence points to this potential defect)
- Potential roof leaks located with recent rain fall within 24-48 hours)
Septic
We are proud to partner with local licensed and certified septic inspection firms who know their… umm… stuff. Costs range depending on location and availability but in most cases, this service is approx. $250.00 – $350.00. As a matter of best practice, I do not take a “cut” or receive compensation in any form from any services. I simply help you book the service, so you don’t have to.
Wood Destroying Insects Inspection
We look around the home to the best of our abilities based on accessibility to the home in order to provide a standard, basic wood destroying insect report along with your home inspection.
